I just moved in October 2024 and I love it here so far! The apartment was very clean and hardly needed to do any cleaning when moving in. The hallways are also clean since I have moved. The apartment is beautiful and I am excited to be living here. The leasing consultant and manager have been so kind and patient with me through the whole process. Working in property management... I can say CO/OP Waterworks has a great down to earth team of people managing the community! The neighborhood also has so many great foodie places walking distance.

The Management is not conducive to my serenity, some apartments are rent subsidized. I really thought I would love living here but it has proved to be traumatic for me . The garage ceiling falls consistently when a heavy rain occurs and I have missed raw sewage washing my car and a near miss with falling Sheetrock . . One week has gone by with the garage door broken, most of the security doors do not lock and access to get inside is fairly easy. One car per apartment ONLY! This place is run like A Fraternity house …every event they have is based off of an Alcoholics version of fun . The community calendar posted in the elevator is an Alcoholics monthly glorification of any day that has an Alcohol related theme. I did not renew my lease.

The apartments are very nice, but they're not equipped to handle storms. Every time the power goes out, so does the water. If there's an apartment with French doors above you, there's a risk of flooding in your unit. I've lived here for only eight months and have already experienced three leaks. Additionally, I've been locked in my apartment once, and one night the garage door wouldn't open, forcing me to park on the street where my car was hit. These incidents have left me traumatized. I'm still waiting for a refund because I overpaid, but the office hasn't responded to my emails or answered the phone. It's incredibly stressful.

Honestly I was not going to leave a review because I accepted the fact I chose the wrong unit. After a small issue that occured over this past weekend 7/27/24 (A dispute on my end, that posted after move out but was confirmed and corrected then reversed back to Coop.) I changed my mind.
Still communication is a problem at Coop at waterworks in my opinion as an email with threatening tone was sent to me vs a phone call. When the issue was already remedied!

I broke my lease at COOP at waterworks after 4 months do to communication and my particular unit becoming a liability for me and my lifestyle.
I work as a flight attendant and I was in my unit maybe 8 days a month. And it just was not worth it to me. The insulation is poor. I heard not only my neighbors every conversation and her dogs every move, putting the dog outside early morning but I also heard my upstairs neighbor who literally felt like he was doing zumba every night when I was home. To the point where I was like yikes but hey apartment living.
The issue did not really start for me until the miscommunication. It was very hard to get a hold of the property manager until I was completely over it and I probably did not have the best attitude because I was already ready to end my lease but I remained cordial and respectful. A lot of miscommunication. I was being told one thing about my unit when another thing was occuring (In regards to maintenance) which is okay things happen. But I was not being followed up with which was a problem for me because I was never updated on what was actually happening in my unit until after the fact. And for me not being home often I did not want to responsible for not catching something going on within my unit. (I.e. flooding, fire ect..)

I never felt it was a coop at waterworks issues more so construction issues and me not choosing the right unit. Yet the communication with coop was an issue for me. So unfortunately I can not recommended Coop at Waterworks.

My issues:
Sink collapsing (what if there was leakage or pipe burst) I was on a work trip at the time.
Leak in above unit that cause for outage on left side of my unit which also caused for my ring camera to not work and for the outlets needing to be changed.
Fire on my floor by another tenant. (Was on a work trip)
Car stolen Dec/Jan I was parked right next to them and not being notified by Coop to use extra caution. (Not a Coop issue just Houston)
Everytime I returned to my unit it was something. Even though I do not see eye to eye with the team I do have to thank Bree as anytime I had an issue it was her attending to me but its only so much she can do.
Long story short if these things could have been communicated to me outcome may have been different.

Pros:
Units are aesthetically pleasing
Maintenance is quick
Location (if you enjoy working out so many good gyms, studios nearby and healthy food options.

I have been living here since they opened and I really love it. I renewed my lease! Love the events, the area, and the staff. When I need maintenance they are very prompt. I have had small issues but they are solved very quickly. It’s just me, so parking is perfect for me and even when crazy things happen like the storm, or fire due to a resident, the leasing office always makes sure to keep residents updated. I’m super happy to be hereeee! Thanks Carson and Bree + team maintenance! Thank youuuu!!

I have been here for a little over a year and I absolutely love it!! The apartments are clean and aesthetically pleasing, and the staff is super friendly and attentive. The location is perfect. The events organized by the staff are always enjoyable! Overall I highly recommend living here!!

Why doesn’t the complex have a backup generator for water pumping during power outage. I’m sure it’s “not required” by building code but shame on you for not being proactive with a water source for residence during the May storm. Water pump backup is definitely a question I will be asking about in my further search for a different apt.

Coop Waterworks is everything that I had hoped it would be - and more. It's a beautiful, peaceful, very well maintained property with stellar management. Carson (the Property Manager) has gone far and above any expectations that I have for a property manager - even personally solving an issue that I had afterhours. Carson is one of the reasons that Coop Waterworks is not just an apartment. It's home.
